As part of the application process, the housing provider may review: *Credit history and credit score. *Rental history, including references from current and/or prior landlords. *Employment and income verification. *Eviction history, where permitted by law. *Criminal history, only to the extent permitted by applicable federal, Maryland, and Montgomery County laws. Criminal history is not used as an automatic basis for denial. Any legally permissible criminal history review is conducted on an individualized basis, considering factors such as the nature of the offense, the time elapsed since the offense, and its relevance to resident safety or property protection. Applicants should generally demonstrate: *Verifiable gross monthly income of at least three (3) times the monthly rent (or another acceptable method of demonstrating the ability to pay rent). *Satisfactory rental history. *Sufficient creditworthiness and financial responsibility. *No material misrepresentations or omissions on the application. Applications are evaluated using the same screening criteria for all applicants in compliance with all applicable federal, state, and local fair housing laws. REUSABLE TENANT SCREENING REPORTS Reusable tenant screening reports are accepted if they contain all information necessary to evaluate the application. If the report is incomplete, outdated, or does not include the information required by the housing provider, the applicant may be asked to authorize a new screening report.
