Lease terms

**Fully Furnished House Lease Terms** **Utilities** All utilities are included in the rent, including gas, electricity, water, internet, trash service, and lawn mowing. Some utilities may be subject to usage limits. OPTIONAL: If both parties agree in writing, the Tenant may pay for certain utilities, and the Tenant's rent will drop accordingly. **Lawn Care** The Landlord is responsible for mowing the lawn and controlling weeds. **Smoking** No smoking (including vaping or marijuana) is allowed inside the house or any enclosed structures. Any violation of this policy is considered a material breach of the lease. **Pets** Up to four pets (such as cats and dogs) are allowed. The Tenant must disclose all pets in writing before moving in. The Tenant is fully responsible for any damage, noise, or disturbances caused by their pets. **Storage Discount (Limited Promotion)** The Tenant will receive a $200/month discount on garage storage for the first three months (June to August only). This promotion is valid only for leases starting in June, July, or August and will end on August 31. It applies only if the Tenant remains in full compliance with the lease terms. **Eviction & Default Costs** If the Tenant fails to comply with any clause of this lease, they shall be responsible for all costs associated with eviction or enforcement, including court fees, attorney fees, sheriff costs, unpaid rent, late fees, damages, and cleaning/repair expenses. This provision remains in effect even after the termination of the lease.
