Lease terms

Rent: $4,000/month (12-month lease) or $4,200/month (6-month lease) Security Deposit: One month's rent for qualified applicants Furnished: Fully furnished and move-in ready Parking: One assigned covered parking space included in the rent Utilities: Water, sewer, and trash included through the condominium association. Tenant is responsible for electricity, internet, and cable. Pet Policy: Pets considered with a $500 non-refundable pet fee per pet, subject to The Ivy condominium rules and approval. Application Requirements: Minimum household income of 3x the monthly rent, background check, credit check, and rental history verification. Condominium Approval: HOA application and approval are required prior to move-in. Applicant is responsible for any association application fees. Smoking: No smoking permitted inside the unit. Occupancy: Available for immediate occupancy, subject to HOA approval. **Renters Insurance & Tenant Responsibilities** Tenant is required to maintain renters insurance throughout the lease term. Proof of insurance must be provided prior to move-in and maintained for the duration of the lease. The policy should cover the tenant's personal belongings and personal liability. Landlord's insurance does not cover the tenant's personal property. Tenant agrees to maintain the apartment, furnishings, appliances, fixtures, and all other contents in a clean, safe, and well-maintained condition throughout the lease term. Tenant is responsible for the cost of repairing any damage caused by the tenant, occupants, or guests, excluding normal wear and tear. Any missing, damaged, or excessively worn furnishings or property may be repaired or replaced at the tenant's expense and, if applicable, deducted from the security deposit in accordance with Florida law. Tenant is responsible for promptly reporting any maintenance issues, water leaks, or damage that could affect the property. Failure to report such issues in a timely manner may result in the tenant being held responsible for any additional damage caused by the delay.
