Lease terms

Thank you for your interest in the property. The following terms are intended to provide a preliminary overview of certain responsibilities and expectations and are subject to a formal lease agreement and any applicable laws. The Owner will be responsible for payment of all homeowners association (HOA) dues and assessments. The Tenant will be responsible for establishing and paying for all utilities serving the property, including electricity, gas, water, sewer, trash, internet, cable, and any other utility services used during the tenancy. The Tenant agrees to maintain the lawn and landscaping in a neat and well-kept condition, including regular mowing, trimming, edging, weed control, and seasonal care consistent with the appearance and standards of the surrounding neighborhood and any HOA requirements. The Tenant agrees to clean and remove debris from the gutters at least once annually and to notify the Owner promptly of any drainage issues, leaks, or maintenance concerns requiring repair. Additional terms regarding maintenance responsibilities, occupancy, rent, deposits, insurance requirements, and other matters will be set forth in a comprehensive written lease agreement. The terms outlined above are provided for initial review and discussion purposes only. A fuller lease agreement containing all rights, obligations, and conditions of tenancy will be provided and must be reviewed and executed by both parties before any tenancy is created.
