Lease terms

Tenants are responsible for all utilities and trash (must transfer to own name prior to move-in). Tenants are required to maintain the xerscape and snow removal within 24 hours of storm. Strictly non-smoking. Renters insurance required. Only 1 dog less than 25lbs. Must qualify individually in order to be listed as lessee, otherwise will be named occupant on the lease. Must disclose details of everyone over 18 years old and all must clear background checks. Credit score of at least 720 for all lessees. Must provide proof of on-time rent payments for prior 24 months to non-family/friend. Full prescreening questionnaire to be completed prior to showing. After showing, applicants must provide verifiable contact information for their last two housing providers/landlords. References must be arms-length (non-family and non-friends). If a listed landlord cannot be contacted after two reasonable attempts, the application will be deemed incomplete and rejected.
