Lease terms

Lease termination date will be on May 31, 2027 (negotiable) The lease may be extended beyond the termination date upon mutual agreement in writing between Landlord and Tenant no later than 60 days prior to expiration. Utilities and Services Tenant shall be responsible for the payment of all utilities associated with the Premises, including but not limited to electricity, gas, water, sewer, trash collection, internet, and any optional cable or streaming services. These charges shall be billed directly to the Tenant or reimbursed to the Landlord, as applicable. Smoking Policy Smoking is strictly prohibited inside the Premises, including all enclosed areas of the home. This includes the use of tobacco, marijuana, e-cigarettes, and vaping devices. Any violation will constitute a material breach of the Lease. Furnishings and Care The Premises is being rented fully furnished. Tenant agrees to maintain all furnishings in good condition. Any loss, breakage, or damage beyond ordinary wear and tear shall be repaired or replaced at Tenant's expense and may be deducted from the security deposit. Maintenance Responsibility Tenant shall be responsible for basic upkeep including lawn care, snow removal, and maintaining the cleanliness of the exterior and interior premises unless otherwise agreed.
