Key Lease Terms Fully Furnished Rental General Information Monthly Rent: $8,500 Property Type: Fully furnished luxury home Lease Term: 12 months minimum Security Deposit A refundable security deposit equal to two (2) months' rent is required. This deposit accounts for the furnished nature of the home and protects against damages or excessive wear and tear. Deposit + 1 month rent is due in full prior to occupancy. Owner's Closet (Fifth Room) The fifth bedroom on the upper level will be locked and designated as the owner's private storage closet. This room is not available for tenant use and is excluded from the advertised living space. Furnishings & Inventory The home is rented fully furnished, including furniture, decor, housewares, linens, and select electronics. A complete itemized inventory list will be provided at move-in and verified during move-out. Tenants are responsible for reasonable care of all furnishings during the lease term. Maintenance Responsibilities Tenants must promptly report any damage or maintenance issues related to furnishings or appliances. Routine maintenance (e.g., replacing light bulbs, air filters) is the tenant's responsibility. Damage beyond normal wear and tear may be deducted from the security deposit. Renter's Insurance Tenants are required to maintain renter's insurance with a minimum liability coverage of $100,000. Proof of insurance must be submitted prior to move-in. Tenants must disclose pet details and obtain written approval before move-in. Early Termination Early lease termination is subject to penalties as outlined in the lease agreement. At minimum, 60 days' notice and payment of two months' rent is required.
