Rental Terms & Policies Please review the following terms before applying: Rent & Payment * Rent is due on the 1st day of each month. * Payment must be made by check. * A $50 late fee will be assessed for each day rent remains unpaid after the due date. Utilities * Tenant is responsible for electric and gas service. * Landlord will provide and pay for water and trash service. Pet Policy * Pets are welcome with landlord approval. * Maximum of two (2) pets allowed. * A $500 non-refundable pet deposit is required per pet. * An additional $25 monthly pet fee per pet will be added to the rent. * Tenants are responsible for any damage caused by their pets. Smoking Policy * No smoking is permitted inside the home under any circumstances. * This includes: * Cigarettes * Cigars * Vaping/e-cigarettes * Marijuana/cannabis products * Any other smoking devices or substances * Evidence of indoor smoking may result in additional cleaning, deodorizing, and damage charges. Property Care * Tenant agrees to report any damages or needed repairs to the property within 24 hours. (Tenant will be responsible for covering repairs if it is not reported within 24 hours.) * To prevent damage to walls, tenants may use Command Strips only for hanging decor and artwork. * Tenant agrees to change air filters monthly. (With photo text confirmation) * No nails, screws, anchors, or other wall fasteners may be installed without prior written approval from the landlord. * Tenant agrees to manage the mowing and to maintain the property and landscaping in a clean and respectful manner. Additional Information * The landlord resides next door, allowing for prompt communication and attention to property needs. * Quiet enjoyment and respect for neighbors are expected at all times. By applying for or renting this property, tenants acknowledge and agree to abide by these terms and policies.
