Lease terms

Applications are accepted through Zillow only. Zillow applications are reusable for 30 days on participating Zillow rental listings, allowing applicants to apply to multiple properties without an additional application fee during that period. Due to the high volume of inquiries, phone calls, text messages, and availability inquiries cannot be individually responded to. To be considered, all prospective occupants 18 years of age or older must submit a fully completed Zillow application, including all requested supporting documentation. Applications are processed in the order they are received and reviewed only once all required information has been submitted. Qualified applicants will be contacted directly by the property manager regarding the next steps. Applicants are subject to income, credit, rental history, and background screening requirements. Minimum 12-month lease. Pets considered on a case-by-case basis with owner approval; $350 non-refundable pet fee per approved pet. Security deposit equal to one month's rent is due upon lease approval. First month's rent is due prior to move-in. Tenant is responsible for all utilities and lawn maintenance. No smoking. Showings are by appointment only.
