Feel at home in this recently upgraded 1-bedroom, 1-bathroom unit, your perfect spot to relax and enjoy everything Las Olas/Ft. Lauderdale has to offer! You'll be greeted by an amazing Amazonian statement wall that will make you feel like you're in an exotic jungle, with warm tones creating a warm and inviting atmosphere. This tropical oasis offers a host of features to enhance your stay. Inside, you'll find relaxing features such as a pull-out sofa and a king bed. The kitchen is equipped with a refrigerator, freezer, dishwasher, coffee machine, and frying pan. Enjoy the courtyard equipped with a grill, picnic table, hammock, and a fire pit. Jet ski rentals and chef services are available nearby. Beach rentals including chairs, coolers, a wagon, and beach blankets are available for a fee. Located in the vibrant Las Olas/Ft. Lauderdale area, this unit is close to everything the city has to offer. Check-in time is 4 PM and check-out time is 11 AM. Fort Lauderdale observes quiet hours from 10 PM to 8 AM. Smoking inside the house is prohibited and will incur a $1000 fine. Please do not have the AC thermostat below 60 degrees as this can freeze the AC unit. Any guests who plan to use the BBQ grill are welcome to do so, but please only use it if you are familiar with propane gas grills. Before & after each use, please turn on & off the propane tank and/or the knob that shuts the gas off and on. Please turn on the vent fan while the grill is in use. In order to minimize a messy clean up, we ask that guests use foil and clean up the grill after use by using the grill cleaner formula provided and pouring out the drip pan. The fire extinguisher is located in the kitchen, under the sink. Homes in Fort Lauderdale will have copper sheets that are required for use and must be cleaned and not thrown away! Our cleaners will charge us for additional cleaning, and we will in turn charge you. All outdoor areas including the outdoor grill, fire pit, hammock, chairs, and picnic table are available on a first come, first serve basis. We expect all tenants to be respectful of the other guests. Should anyone become unruly, they will be given one warning and then if that isn't enough to move the needle, they will be escorted off the premises by law enforcement. The entire communal area will be under surveillance. Nudity is forbidden in the communal area. If you're bringing a pet, please make sure they are leashed at all times in the communal area. All pet waste needs to be collected. If we receive a complaint about pet waste not being collected we will review the cameras to see who did and charge the excessive pet waste fee to them on behalf of our cleaners. Please be respectful of the other guests who might not appreciate loose dogs running up to them. Decorations and confetti are strictly prohibited unless previously discussed and approved. Our cleaners will charge additionally for an excessive clean as it's incredibly hard to remove. The fees will be passed along to you. Please load the dishwasher or wash the dishes prior to checking out if you have used any dishes. You will find dishwasher capsules under the kitchen sink. Please do not put plastic dishes in the dishwasher as they will melt in the heat. All guests must abide by the City, State, Federal, and all other applicable laws and bylaws. Upon checking out, please make sure that our house looks reasonably neat- just like the way you found it. Make sure to collect all personal belongings. Check all closets, drawers, washer/ dryer. We are not responsible for any items left behind. All areas of the property are for guest use unless there is a lock on it. Please do not tamper with any locks on the property unless we give our permission. All monitoring devices are not to be tampered with. This includes our cameras, noise detection devices, any previously plugged in devices that may be set with a timer for automation purposes, gateway plug-ins, and any of our locked storages/cabinets. Do not touch any pool equipment apart from the pool pump/spa blower (if applicable.) Any violation of the above rules can result in immediate termination of your stay without a refund as well as potential charges to reset, reprogram, or any repairs associated with the tampering of our items. We love to meet and greet all guests when possible. However, in today's world, we understand that most people would rather skip the pleasantries. Because of this, we offer self-check-in with a door code. Please keep in mind that we have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present an ID. As long as your guests can confirm trip details, they too can reach out to us with any questions and concerns. Our properties have small water heater tanks, so hot water typically lasts between 510 minutes. For the best experience, we recommend turning on the water and starting your shower immediately, rather than letting it run while waiting for it to heat. This helps ensure you get the full hot water experience and makes your shower more comfortable. Must be 25 and up to rent. For security purposes, please upload a copy of your photo ID within 72 hours of booking (if booking in advance) or prior to entering the premises if you have a reservation starting soon to the AIRBNB chat. Please note if this is not provided we reserve the right to cancel the reservation with no refund. While we respect the privacy of our guests, we maintain that we have the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. We do this in the event that any guests are in violation of our house rules or in the event that we need to send out someone to tend to immediate home repairs. Should any guests violate any of the terms of this agreement, the reservation will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of their stay. The tenants shall vacate the premises at the expiration time and date of this agreement. There is no Cable TV, however we do have high-speed internet throughout the house and each TV is set up with the most common streaming apps. No refunds shall be given for outages, content, lack of content, or personal preference with regards to the Wifi. The following items may be available upon request but are not guaranteed and must be requested within at least 48 hours in advance: mosquito net, boardgames, children's dinnerware, highchair, outlet covers, pack-n-play, table corners, window guards, bread maker, luggage drop off. Additional charges for certain items may apply. If you intend to receive mail, a package, amazon, or any other delivery please notify us prior for our approval. Technically we don't allow guests to send packages to the property because per Florida law a guest can claim proof of residency by receiving Mail at a location. Also, USPS won't deliver per city laws to a property listed under the city as a short term rental unit. We can make an exception where if you message us stating "I, (your legal name) will not be residing as a long term tenant in this short term rental property. I will only be staying here as a short term rental vacationer and will only be receiving a package here during my temporary stay." Just keep in mind USPS still won't deliver to the address. But you shouldn't have a problem with Amazon packages. The maximum number of guests is 4. However, we may be willing to accommodate additional guests for a fee of $40 per night per guest if we have the proper resources available. We cannot make any guarantees that we will be able to honor your request but please reach out to us prior to booking as we view this on a case-by-case basis. All registered guests need to be approved. Any updates are subject to approval and a fee regardless if it's under the maximum guest count. Please leave all items and furniture in the same place you found them. Our cleaners are not movers and they will charge us additionally for this. The fees will be passed down to you. While linens and bath towels are included in the home, daily maid service is NOT included in your stay. We provide starters for toilet tissue, paper towels, dish soap, and garbage bags. Should you need any additional items, please let us know and we will do our best to accommodate you. However, it is not a guarantee. There is no on site laundry available for use. Each home can allow up to two(2) adults per bedroom plus an added four(4) children under the age of 12. THERE IS ONLY ONE PARKING SPACE AVAILABLE ON THE PROPERTY FOR THIS UNIT. It's a multiplex, so there will be a total of 5 parking spaces for all 5 units. Please DO NOT PARK on the grass, street, or on any neighbor's property. No on-street parking is allowed. We will not be responsible for any parking tickets, parking boots, or towed vehicles. We hope you come to enjoy our outdoor spaces as most of our units do have them! Please keep in mind, that a lot of our outdoor furniture are not under covered areas which means they are susceptible to normal wear and tear, bird and animal droppings (we can't control nature), wildlife (if bugs decide to crawl or lizard decide to sunbathe), rain, dust, dirt, pollen/leave stains, etc. We've noticed during certain timeframes we need to wash the outdoor patio furniture cushions much more frequently than others. Please note, some items may have been discolored due to pollen/leave stains and also the suns rays. The images portraying our patio furniture may differ in person because of this. It isn't an indication that the unit is unclean, but rather that our patio furniture has been weathered. By booking with us, you agree to these terms. YES! We have finally decided to allow pets into our home. There will be a $30 flat fee per night rate for 1 pet and a $40 flat fee per night rate for 2 pets. We do not have a weight restriction or type of pet restriction. Maximum of 2 pets per stay. Should you bring more than 2 please reach out as depending on the situation we may be able to accommodate you. Please ensure that you are following all local, state, and federal laws pertaining to your pets. Please ensure that you clean up after your furry family members. We will apply an excessive cleaning fee to unreasonably dirty homes. We do have a designated "Potty Area" for your pets in the backyard patio. However, it is YOUR responsibility to pick up after your pets. We want all of our guests to enjoy our patio without stepping on any unwanted surprises. Please ensure that your pets are never left unattended inside or outside of the home. This includes leaving pets unattended in enclosed patio areas. Please ensure that your pets are not creating a noise disturbance during your stay. If we receive more than 3 complaints, it may result in the termination of your reservation without a refund. Pets may NOT be on our beds, towels, bedding, sofas, or carpeted areas. An excessive cleaning fee will be applied if pet hair is found in these areas. Our cleaners charge us for this and so the fees will be passed along to you. Please make sure all PET FEES are paid PRIOR to your arrival or the entry code will not be given until it has been completed. All pets are to be leashed while outside at all times. By renting out this property you further acknowledge and agree that since this home is located in a residential area, there is a possibility for noise that is outside of our control which includes but is not limited to: construction, loud noises from others nearby, and local events on-going. There is a possibility that construction might also occur on or nearby our properties due to a last minute repair that needs to be tended to. No refunds will be provided should this occur. Strict No-Party Policy: This property is located in a quiet, residential neighborhood. Parties, events, and large gatherings of any kind are strictly prohibited. Any report or evidence of an unauthorized event will result in the immediate termination of the reservation and an automatic forfeiture of the remaining stay without a refund. Quiet Hours: 10:00 PM 8:00 AM daily. Noise Control: During quiet hours, music and loud conversation must be kept strictly inside the home. Use of the patio, balcony, or front entrance areas for loud activities during these hours is not permitted. Visitor Curfew: Any pre-approved additional visitors must vacate the premises by 12:00 AM. Compliance: Guests are responsible for adhering to all city-wide noise ordinances. Any fines issued by the city due to guest noise violations will be the responsibility of the guest. Cameras are on the exterior of the building there are 6 total turned on always. 1 Covers the front gate entrance, another covers the entire courtyard communal area, another covers the backyard space area, another covers the laundry room area, and the last two covering the back fence of the property. It is the guest's responsibility to immediately notify us of any issues that they incur during their stay so that repairs and or replacement may be promptly taken care of to the best of our ability. We are not responsible for any occurrences over which we have no immediate control. These inconveniences may be but are not limited to, the following : weather conditions, power outages, adverse weather or road conditions, or breakage of non-essential appliances, including, but not limited to, dishwasher, grill, pool heater, washer, and dryer. No rebate or discounts will be provided if there is a mechanical failure of any non-essential appliances, including but not limited to, the washer and dryer, pool heater, dishwasher, BBQ grill. When you leave the property and at night, please make sure all doors are locked and secured. Even though our home is in a safe neighborhood, we take the safety of our guests very seriously. Our security protocol includes 5 outdoor cameras and two motion activated flood lights. The cameras are located around the entire perimeter of the building by the entrance of the multiplex, one facing the courtyard area, another facing our meter room, another facing the backyard area of unit 4, and another facing the unit 5 entrance. There are no cameras inside the units. Please note: These devices are not meant to micro-manage our guests. We do not have time to monitor or watch your every move. It is solely there to monitor any suspicious activity that will trip the alarms and cause us concern. In which case, we will check on the safety of our guests immediately. Should we have to dispatch security to enforce, warn, evict, or for any other warranted reason to our residence at the time of your stay, we will pass along any fees associated with the dispatch to you. Fees passed along to you will still be your responsibility even if you end up being removed from our residence. Due to excessive wear and tear from past guests, our pullout/sleeper sofa's original covers have been damaged beyond repair. The original covers are no longer sold and we could not find the same fabric to be able to reupholster the items without it looking discolored. Our quick fix was to purchase sofa covers! Please still do not let your pets come up on the sofa covers as our cleaners charge additionally for the removal of the pet hair on fabrics/linens. No refunds will be given due to the condition of the cushion covers & sofa's overall upholstery. The covers of the cushions, although damaged, have been washed, and all other aspects of the sofa have been cleaned with our upholstery machine. Please feel free to still use the sleeper sofa as needed, removing or adding the sofa covers as you wish! There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or rocks & PLEASE CLOSE ALL DOORS) or outside of the home. Any burn marks on outdoor furniture or evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will cause for an automatic smoke remediation fee of $1000. Please login to use your own streaming accounts. Pins will not be given to guests to download apps and services. If you need assistance with this, we may be able to help you on a case by case basis. Part of being in Florida is understanding the sensitive nature of plumbing in a tropical environment. Pipes can clog easily and lots of homes are on septic systems. PLEASE DO NOT FLUSH PAPER TOWELS, TAMPONS, WIPES OF ANY SORT (NOT EVEN "FLUSHABLE" ONES), SANITARY NAPKINS, OR ANYTHING OTHER THAN TOILET PAPER. To ensure the property remains clean and sanitary, all guests must follow our trash and recycling guidelines. All loose items must be bagged and placed inside the provided outdoor waste bins, using the black bin for general trash and the blue bin for recycling. Please ensure all small cans have a bag liner before use (extra bags are under the kitchen sink) and transfer them to the outdoor receptacles once full, taking care not to overfill them. Locations for these bins vary by property, so please reach out if you have any trouble finding yours. As part of the checkout process, all trash must be bagged and removed from the unit; our standard cleaning fee does not cover the labor required to gather loose debris or haul away overflow. While we provide a professional trash valet twice weekly to maintain capacity, any excessive trash that does not fit inside the bins and requires us to haul it away will result in a $75 removal fee. Furthermore, any excessive waste or scattered mess requiring professional deep cleaning beyond a standard turnover will incur an additional $300 cleaning fee. We do our very best to keep any unwanted creepy crawlies from joining your group! This includes a monthly treatment to exterminate any bugs! Yet and still, we are in Florida and you might still see a spider in a corner, June bugs trying to fly in, and the occasional roach that will try to dry off after a rainy day. Please keep in mind, this doesn't mean there's an infestation, just a couple unfriendly critters wanting in on your fun! Either way, please let us know if you encounter them and we will try to get to it as soon as possible. Please note iguanas, lizards, and other wildlife can enter in backyards, patio spaces, balconies, and other outdoor spaces. We maintain a strict No-Party and No-Gathering Policy. The maximum occupancy of this home is 4 guests. Only those included in the registered reservation are permitted on the property at any time. Unauthorized Occupant Fees: To ensure transparency and avoid undisclosed fees per Airbnb policy, please note that any individuals on-site exceeding the registered guest count are considered a violation of House Rules. The following tiered violation fees apply to cover the additional risk, wear, and insurance liability: Total occupancy of 5-15 people: $500 violation fee. Total occupancy of 1622 people: $800 violation fee. Enforcement: Discovery of unauthorized occupants is grounds for immediate termination of the reservation without a refund. If a violation occurs, the applicable fee is due immediately, regardless of whether the stay is allowed to continue. Any noise disturbance resulting in a neighbor complaint or city ordinance violation will be treated as a material breach of the rental agreement. There are no unauthorized guests allowed without our expressed consent. If previously disclosed that other people will be in our home, they are to leave by 12am. Please do not allow extra guests to sleep at the house unless it was previously agreed upon from us when you booked the rental. All overnight guests must be listed with the booking. Any unauthorized guests will result in a direct violation of our house rules, and we reserve the right to cancel the stay immediately without any refunds. We want everyone to have a good time in our home, but we have definitely had an experience with a large group that we gave multiple chances to, that still apologized to us and continued to turn around and be a nuisance to the property and our neighbors. Therefore, we have revised our rules to prevent an incident like that from ever repeating itself again. Please be advised that at the first mention of any complaint, evidence of rule violation, noise disturbance, or any other unruly behavior will result in your FIRST & FINAL WARNING. If necessary, we will dispatch security (at your expense) to relay any warnings or the hosts will contact you directly. Please note that any costs associated with the dispatch of security will be charged to the guests. Upon the SECOND complaint, noise disturbance, or unruly behavior, your entire group will be asked to vacate the property as you are in direct violation of our house rules. Your group will have 30 minutes to an hour to gather your belongings and exit the premises. In this process, we may invoke the assistance of local law enforcement officers. No, someone didn't forget to flush the toilet! The Fort Lauderdale water does have a yellow tint to it. Although the city has assured its residents that the water is safe to drink and that the yellow tint is simply a result of an organic material called TANNINS that's found in the underground water supply, we get that it still looks a little off putting. For this reason, we have a Brita Water Filter in the fridge, a smart fridge that offers purified water, and water bottles for your convenience. Includes a pull-out sofa, perfect for a comfortable work-from-home set-up. The maximum number of guests is 4. However, we may be willing to accommodate additional guests for a fee of $40 per night per guest if we have the proper resources available.
