Residential Lease Agreement Summary of Terms Property Address: 819 SW 10th Terrace, Fort Lauderdale, FL 33315 Lease Term: 12 months Monthly Rent: $4,100 Security Deposit: First, Last & Security 1. Use of Property The premises are to be used strictly for residential purposes only by the Tenant(s) listed above and their immediate family. 2. Rent Payment Amount: $4,100 per month Due Date: Rent is due on the 1st day of each month Late Fee: A late fee of $100 will be charged if rent is not received by the 5th of the month 3. Renters Insurance Requirement Tenant is required to obtain and maintain active renters insurance coverage during the entire lease term. Minimum personal liability coverage: $50,000 Policy must name Landlord as an "additional interested party" Proof of insurance must be provided prior to move-in and upon each policy renewal. 4. Maintenance and Repairs Tenant agrees to: Keep the property clean and in good condition Promptly report any maintenance issues Be responsible for any damage caused by Tenant, guests, or pets 5. Pets Pets are allowed with a pet deposit of $500 and prior written approval 6. Security Deposit A security deposit of $4,100 is due at lease signing Will be held in accordance with Florida Statutes Chapter 83 Refunded within 15-30 days after move-out, less any damages beyond normal wear and tear 7. Parking Tenant is entitled to use the carport / designated on property parking for vehicle(s). 8. Renewal and Termination Lease does not automatically renew. Tenant must give 60 days' written notice prior to lease end if they intend to vacate or renew. 9. Governing Law This agreement shall be governed by the laws of the State of Florida.
