Lease terms

Lease duration: Minimum 6 months. Security deposit: $1,600 due upon lease signing. Utilities & Maintenance: All utilities (gas, water, electricity, trash, and ultra-high-speed internet) are 100% included in the rental price. The property is professionally landscaped by the HOA; the tenant is not responsible for any exterior home maintenance. Landlord covers all monthly HOA fees. Pet Policy: Well-behaved dogs and cats are welcome! A pet fee applies. Tenants must keep the rental and surrounding areas clean. There are multiple beautiful community dog parks within short walking distance of the property. Community Guidelines & Rules: Smoking of any kind (including cigarettes, cigars, pipes, vaping devices, and tobacco products) and illicit drug use is strictly prohibited anywhere on the property, including all indoor and outdoor areas. This policy applies to all tenants, guests, and visitors. Tenants must maintain respectful noise levels to preserve the peace of neighboring residents. In accordance with the Hillsboro Municipal Code, quiet hours are observed after 10:00 PM. Tenants must abide by all community HOA guidelines and regulations (a complete copy will be provided upon lease signing). The landlord maintains the right to access the property for regular maintenance and safety inspections with a mandatory 24-hour advanced notice.
