Lease Length A minimum 12-month lease is required. Shorter lease terms are not available. Rent & Security Deposit Security Deposit: $1,285 (equivalent to one month's rent). Deposit is due prior to move-in in accordance with the lease agreement. Utilities Water, landscaping and lawn maintenance is paid by owner. Tenant pays for all other utilities unless otherwise specified in the lease. Pets Pets are allowed with the following limits: One (1) cat no weight restriction OR one (1) dog under 40 lbs OR one (1) dog over 40 lbs Additional pet terms: Maximum of one pet total per household. Additional $200 refundable deposit due at lease signing. $20 monthly pet rent. Pets must be spayed or neutered. Pets must be up to date on vaccinations, and documentation must be provided prior to move-in. Service animals and emotional support animals will be accommodated in accordance with applicable federal and state fair housing laws. Smoking Policy Smoking and vaping are not permitted inside the property. Application Requirements All applicants 18 years or older who will occupy the property must each complete a screening application. Application fee: $29 per adult applicant. This fee is non-refundable regardless of the application outcome. Rental History Applicants must have positive rental history with no prior evictions. Occupancy Policy Occupancy is limited to individuals listed on the approved lease agreement only. All adult occupants must apply and pass screening.
