Lease terms

12-month lease. First month's rent plus security deposit equal to one month's rent due at signing. UTILITIES INCLUDED: Water and electricity are paid by landlord for standard residential use by up to 4 occupants. Tenant is responsible for internet only. Electric vehicle charging, commercial equipment, crypto mining, and similar high-draw uses are not permitted. PET POLICY: One pet up to 40 lbs considered with landlord approval. Non-refundable pet fee of $300 plus $35/month pet rent. Aggressive breeds excluded (per insurance restrictions). Pet terms negotiable for the right applicant. Service animals accommodated as required by law. POLICIES: No smoking, vaping, or marijuana use of any kind anywhere on the premises (inside or outside). No subletting, no short-term rentals (Airbnb, VRBO, etc.), no commercial activity from the property. PROPERTY CONTEXT: The home sits on a larger lot. The house, fenced backyard, and driveway are for tenant's exclusive use. The remainder of the lot is used by the owner for commercial vehicle storage during weekday business hours (Monday to Friday, 8am to 6pm). Applicants should be comfortable with normal daytime activity from neighboring commercial use. Evenings and weekends are quiet. TENANT RESPONSIBILITIES: Interior cleanliness, monthly AC filter changes at tenant's expense, prompt reporting of maintenance issues, basic lawn watering (water provided). Failure to change AC filters regularly may result in HVAC repair costs being charged to tenant. LANDLORD RESPONSIBILITIES: HVAC service (excluding damage from neglected filter maintenance), plumbing, structural and exterior repairs, pest control. RENTERS INSURANCE: Required with minimum $100,000 personal liability coverage. Proof of policy due before move-in. APPLICATION REQUIREMENTS: Credit score 620+, verifiable income at least 3x monthly rent, clean background check, positive prior landlord references. $50 application fee per adult. LATE FEE: 5% of monthly rent if not received by the 5th of the month. Move-in available immediately.
