Lease terms

1. Rent & Payments Monthly Rent: $1800.00 due on the 1st day of each month. Security deposit: Due in full at lease signing. Late Fees: A late fee of $25 after 5 days plus $5 a day until it is paid. Returned Payment Fee: Tenant is responsible for any bank fees associated with returned payments. 2. Utilities & Services Tenant Responsibility: Tenant is responsible for utilities, including but not limited to electricity, gas, sewer, trash, internet, and cable. The water will be included with the rent. Proof of Activation: Tenant may be required to provide proof that utilities have been placed in their name before move in. 3. Pets Allowed Pets: One dog permitted, up to 40 lbs. Pet Fees: A monthly pet rent of $50 per month will apply. Pet Rules: Tenant must clean up after the dog, prevent excessive noise, and comply with all local animal regulations. No aggressive breeds. 4. Smoking Policy No Smoking: Smoking of any kind (including cigarettes, cigars, vaping, marijuana) is strictly prohibited inside the unit and in any shared indoor areas. Violation Fee: Tenant may be charged for cleaning, deodorizing, or damages caused by smoking. 5. Security Deposit Deposit Amount: $1800.00. Use of Deposit: May be applied to damages beyond normal wear and tear, unpaid rent, or cleaning fees. Return Timeline: Returned within 30 days. 6. Maintenance & Repairs Tenant Responsibilities: Keep the property clean and sanitary. Promptly report maintenance issues. Replace light bulbs and smoke detector batteries. Landlord Responsibilities: Maintain major systems (HVAC, plumbing, electrical). Changing air filters monthly. Ensure the property meets health and safety standards. 7. Alterations Tenant may not paint, remodel, or make alterations without written permission from the landlord. 8. Occupancy Limits Only the individuals listed on the lease may reside in the property. Guests staying longer than 7 days require landlord approval. 9. Rules & Regulations No illegal activity on the premises. 10. Entry by Landlord Landlord may enter the property with a 48 hour notice for inspections, repairs, or emergencies. 11. Lease Term & Renewal Lease Term: yearly Renewal: New lease signed yearly Early Termination: If the tenant elects to terminate his lease prior to the end of the lease term, all remaining payment's due under the lease shall continue to be owed and payable by the tenant as if the lease had not been termintated. Early termination does not release the tenant from any financial obligations, and all scheduled payments will remain in full force until paid in full. 12. Insurance Tenant is required to obtain renter's insurance to cover personal belongings and liability. 13. Move Out Requirements Property must be returned in clean condition. All keys, remotes, and access devices must be returned. Any damages beyond normal wear and tear will be deducted from the security deposit.
