LEASE TERMS Month-to-month lease agreement with renewal review every 6 months First month and last month rent due at signing Security deposit required Rent is considered late after 2 days past due date Late fees apply to overdue rent Utilities are billed separately at flat monthly rates based on standard residential usage: Excessive utility usage beyond standard residential use may result in additional charges Maximum occupancy: 2-3 people No overnight guests without prior written approval No smoking, vaping, drugs, parties, or events permitted anywhere on the property Quiet residential environment must be respected at all times No business operations may be conducted on the property No subleasing or unauthorized occupants permitted Tenant may not use the property address for business registration, mail forwarding, or permanent address changes without approval Tenant is responsible for obtaining their own PO Box or off-site mailing address Mail and package deliveries may not be sent to the main residence Any approved deliveries must be addressed specifically to the guest house entrance area only Tenant must maintain the property in clean and respectful condition Housekeeping services available upon request for additional fee of $250 per cleaning Landscaping and maintenance vendors may periodically require access to exterior portions of the property No washer/dryer on site Nearby laundromat available Exterior security cameras monitor common outdoor areas only; no interior surveillance Parking instructions and property access details provided prior to move-in
