Lease terms

- This is a 12-month lease, and a first, last and one-month security deposit is required. - No smoking, please. It's gorgeous outside, and you're welcome to enjoy the lanai for that purpose. - You'll have access to two covered garage spaces with a door remote. - Tenant is responsible for all utilities. - Rent is inclusive of HOA fees, which include all landscaping maintenance. Rent will also include pool maintenance. - If rent is not paid by the due date, tenant will be charged a 3% late-payment fee. - You may host guests, but you may not sublet the property without approval. - Please let us know promptly about any problem, malfunction, or damage to the property, appliances, or landscaping, so we can take action. If the problem was caused by you or your guests, and is not the results of reasonable wear and tear, then you will be required to bear the costs of repair. - Please care for the house as your own, keep it clean, and please be respectful to the neighbors and community. - The Landlord and Landlord's agents shall have the right to enter the Premises during normal business hours with at least 4 hours' notice for inspection, repairs, alterations, or any reasonable purpose.
