Owner pays for 75% of utilities. Internet not included. No smoking inside the home. Cats are ok but no dogs as they scratch the fragile beautiful wooden floor on the first level. Hot tub maintenance included four times per year but renter needs to maintain weekly chemistry. Landlord will show you how to do that. The lawn will be mowed weekly and leaves removed in the fall. Minimum rental term is 12 months renewable with good payment history and annual increase. Tenant responsible for any and all damage to the property, floors, carpeting, walls, and the outside (if caused by tenant). Appliances are provided in excellent working order, any damage to appliances is to be covered by tenant. HVAC system is under warranty and is serviced twice per year. Any abuse or misuse damage will be covered by tenant. House is to be cleaned and appliances are to remain cleaned during tenancy. A thorough move in inspection will be conducted as well as a thorough move out inspection. Deposits are not to be used as a rental payment. They are held to cover any damage to the home at the end of the rental term. Renter is to provide a renters insurance policy to name landlord as additional insured. Policy must cover damage done by tenant to the home.
