Lease terms

Fully furnished townhome with all utilities included in the monthly rent (electricity, water, sewer, trash, high-speed internet, and HOA fees) Utility usage is subject to reasonable residential consumption Minimum lease term: 90 days No smoking inside the home Small, house-trained pets may be considered with prior approval, a refundable pet deposit, and applicable pet fees Tenant is responsible for maintaining the home's cleanliness and promptly reporting maintenance concerns Tenant is responsible for replacing HVAC air filters monthly (filters provided by owner) Tenant is responsible for minor consumables (light bulbs, smoke detector batteries, etc.) during the lease term Landlord is responsible for major repairs, routine HVAC servicing, and HOA-maintained landscaping and exterior maintenance No parties, events, or unauthorized occupants Maximum occupancy as permitted by the lease agreement All HOA rules and community regulations must be followed Rent is due monthly. Late fees apply as outlined in the lease Security deposit required. Background, credit, income, and eviction screening required prior to lease approval Tenant must maintain renter's insurance with a minimum of $100,000 in personal liability coverage for the duration of the lease Property may not be subleased or used for short-term rental without the owner's written permission Check-out cleaning fee applies unless otherwise specified in the lease
