Tenant Responsibilities and Property Rules Tenant agrees to be responsible for all utility services associated with the property, including but not limited to electricity, water, gas, internet, and trash removal. Tenant is also responsible for maintaining the yard and exterior upkeep of the home, including regular mowing, trimming, and general cleanliness. No smoking of any kind is permitted inside the home or within 10 feet of any entrance, window, or ventilation point. Pets are allowed with prior written approval from the landlord. Only domesticated animals under 40 pounds are permitted. Breeds deemed aggressive or classified as "guard" or "barge" dogs are strictly prohibited. Tenant agrees to maintain the home in a clean and orderly condition, promptly report any maintenance issues, and follow all community rules and regulations as outlined in this lease agreement.
