Lease terms
Rent Monthly Rent: $1,750 Rent is due on the 1st day of each month. A late fee of $75 will be assessed if rent is not received by the 5th day of the month. Security Deposit Security Deposit: $1,750 Refundable subject to the terms of the lease and applicable Florida law. Any damages beyond normal wear and tear, unpaid rent, cleaning, or other allowable deductions may be withheld from the security deposit. Lease Term Minimum 12-month lease required. Utilities Tenant is responsible for establishing and maintaining all utilities in their name, including but not limited to: Electricity Water/Sewer Trash Service Internet/Cable (if desired) Security System The property is equipped with a monitored security system. Tenant agrees to transfer the security monitoring account into their name within 10 days of move-in and is responsible for all monthly monitoring costs for the duration of the lease. Lawn Care Tenant is responsible for maintaining the lawn, landscaping, and keeping the property in a clean and presentable condition. Pets Pets may be permitted with prior written approval from the landlord. Non-refundable pet fee of $300 per approved pet Maximum of 2 pets Tenant is responsible for any pet-related damage. Smoking Smoking or vaping is not permitted inside the home. Maintenance Tenant agrees to promptly notify the landlord of any maintenance issues. Tenant shall not perform repairs or alterations without prior written approval except in the case of emergencies necessary to prevent further property damage. Flooring Repair Tenant acknowledges that the owner has disclosed an existing flooring issue resulting from previous moisture damage. The owner agrees to have the flooring professionally repaired after move-in. Repairs will be scheduled with reasonable notice and completed at the owner's expense. Renters Insurance Tenant shall maintain renters insurance throughout the lease term with a minimum of $100,000 in personal liability coverage and provide proof of coverage prior to move-in. Occupancy Only individuals listed on the lease may occupy the property for more than fourteen (14) consecutive days without written approval from the landlord. Move-Out Tenant agrees to return the property in substantially the same condition as received, excluding normal wear and tear, and surrender all keys, garage remotes, and security devices upon move-out.
