Lease terms

First month's rent, prepaid last month's rent, and a $600 move-in fee are due at lease signing and must be paid before move-in. For this unit, the total due before move-in is $4,200. Owner pays for water and garbage. Tenant is responsible for gas, electricity, internet, and any optional services. Renter's insurance is required for the full duration of the lease, and proof of coverage must be provided before move-in. Long-term lease preferred. Lease options may include 12 to 24 months, subject to application approval and final lease agreement. No smoking permitted inside the unit or common areas. No pets permitted. Assistance animal requests will be reviewed separately in accordance with applicable fair housing requirements. Street parking only. No parking in driveways, restricted areas, or areas not designated for tenant use. The rear outdoor patio area and all common areas must be kept clean, safe, and free of storage, trash, or hazards. Trash and recycling bins must be kept inside the fenced/designated refuse area when not placed out for collection. Tenants are responsible for placing bins in the proper pickup location no earlier than the evening before scheduled collection and returning them to the designated area after pickup. Bins must remain closed, and trash may not be left outside of bins or in common areas. All adult occupants must complete the application and screening process.
