Terms at 700 Bonneville Dr

The tenancy created by this Agreement shall begin on Pending and terminate on Pending at 11:59 PM, requiring both parties to provide at least sixty (60) days written notice prior to expiration to either vacate or renew. If no notice is given, the lease automatically converts to a month-to-month tenancy, which may then be terminated by either party with a strict thirty (30) days written notice in accordance with Alabama State Law (Ala. Code 35-9A-441). If the Tenant holds over past the expiration date without the Landlord's written consent, they shall be liable for holdover rent calculated at two (2) times the standard daily rental rate for each day they remain in possession. A strict no-pet policy is enforced, and keeping unauthorized animals constitutes a material breach of the lease; however, in compliance with the Federal Fair Housing Act and the Americans with Disabilities Act, verified service and emotional support animals are legally permitted and not considered pets, though the Tenant remains fully responsible for any physical damage caused to the premises by their animal.
