Lease terms

Minimum 12-month lease. Security deposit equal to one month's rent is required, along with the first month's rent due at move-in. Applicants must complete a credit, criminal, and eviction background screening, provide proof of income and employment, and have a combined gross household income of at least three (3) times the monthly rent. Credit score of 680+ is preferred, with no prior evictions and positive rental history. Pets are welcome with owner approval (maximum of 2 pets). A non-refundable pet fee of $400 for the first pet and $200 for a second pet applies, along with $35/month pet rent per pet. Breed restrictions may apply. Smoking and vaping are not permitted anywhere inside the home, garage, or covered lanai. Renter's insurance with a minimum of $100,000 liability coverage is required prior to move-in. Tenant is responsible for electricity, water, internet/cable, replacing HVAC filters, and maintaining the interior of the home. Exterior landscaping is maintained by the HOA. Parking includes a 2-car garage and driveway. Applicants must comply with all HOA rules and regulations.
