Lease terms

Property: 4 Bedroom / 3 Bathroom Single-Family Home Oxnard, CA 93036 Monthly Rent: $4,600 Lease Term: 12 months preferred (longer term options may be considered) Rent Payment: Rent is due on the 1st of each month. A grace period of 3 days is allowed. Late fee of $75 applies after the 3rd day. Security Deposit: Security deposit equal to one month's rent ($4,600). Refundable in accordance with California law, less any deductions for damages beyond normal wear and tear. Move-In Costs: First month's rent + security deposit due at lease signing. Additional pet deposit applies if approved. Utilities: Tenant responsible for all utilities including electricity, gas, water, trash, internet and landscaping maintenance. Maintenance Responsibilities: Tenant responsible for routine upkeep including HVAC filter replacement, yard care, and maintaining cleanliness. Pet Policy: Pets considered on a case-by-case basis. Additional pet deposit ($300 $500) and monthly pet rent ($35 - $50 per pet) may apply. All applicants must comply with California laws regarding service and emotional support animals. Occupancy Limit: Maximum occupancy: 6 persons, subject to local and state regulations. Application Requirements: All applicants must complete a Zillow application including credit and background check. Minimum credit score: 680+ Income requirement: 2.5 - 3x monthly rent Positive rental history required Smoking Policy: No smoking allowed inside the property. Showings & Access: Property may be shown with reasonable notice in compliance with California law. Lease Compliance: Tenant must comply with all HOA rules (if applicable) and local regulations. Contact & Communication: Owner manages property remotely. Tenants must be responsive via phone/email for maintenance coordination.
