Rental Lease Agreement Required: Utilities and Wifi are included. 31 Day minimum rental. Private parking is provided for one vehicle only. Any other vehicle is to be parked in the Avila Bay Club parking lot. The Property is fully furnished. Housekeeping is not provided for monthly rentals. We can refer our house keeper for private arrangements. LIMITS ON USE AND OCCUPANCY. The Premises are to be used only as a private residence for Tenant(s) listed in this Agreement. Occupancy by a guest for more than 48 hours is prohibited without Landlord's written consent and will be considered a breach of the Agreement. The Property shall not be used to carry on any type of business or trade without the prior written consent of the Landlord. The Tenant will comply with all laws, rules, ordinances, statutes, and orders regarding the use of the Property. USE OF AVILA BAY ATHLETIC CLUB. Landlord will make available to Tenant(s) the use of Avila Bay Athletic Club on a case-by-case basis and by a separate agreement between Landlord and Tenant. OCCUPANTS. Tenant agrees that no more than 2 person(s) may reside on the Property without the prior written consent of the Landlord. TERM OF TENANCY. The Tenant agrees to rent for 31 days or longer based on availability. PARKING. The Landlord shall provide 1 private parking space to the Tenant next to the stairway entrance. The remaining parking area surrounding the cottage must be kept clear for use by the adjacent water company on occasion. Guest cars are to be parked in the adjacent Avila Bay Athletic Club and Tardiff Law Offices parking area next to the tennis courts. PETS. Tenant shall not keep any pets on the Property without the prior written consent of the Landlord. If a pet is allowed, Tenant must pay a non-refundable cleaning deposit of $500.00 and agree in writing to the Pet Policy. SMOKING POLICY. Smoking on the Premises or the Avila Bay Athletic Club property is NOT allowed under any circumstances. CONDITION. The Tenant has inspected the property, the fixtures, the grounds, building, and improvements and acknowledges that the Property is in good and acceptable condition and are habitable. If at any time during the term of this Agreement, in Tenant's opinion, the conditions change, Tenant shall promptly provide reasonable notice to Landlord. PROHIBITION OF ASSIGNMENT AND SUBLETTING. Under this Agreement Tenant shall not sublet or rent any part of the Premises for short-term stays of any duration, including but not limited to vacation rentals. Any assignment or sublease without the Landlord's written prior consent shall, at Landlord's option, terminate this Agreement. RIGHT OF ENTRY. Tenant agrees to make the Property available to Landlord or Landlord's agents for the purposes of inspection, making repairs or improvements, or to supply agreed services or show the property to prospective buyers or tenants, or in case of emergency. Except in case of emergency, Landlord shall give Tenant 24 hours' notice of intent to enter. Tenant shall not, without Landlord's prior written consent, add, alter or re-key any locks to the Property. At all times Landlord shall be provided with a key or keys capable of unlocking all such locks and gaining entry. Tenant further agrees to notify Landlord in writing if Tenant installs any burglar alarm system, includin.
