Lease terms

All people over the age of 18 must apply prior to any showings, thank you! Combined household gross income must be 2 times the amount of rent. Each adult MUST have a credit score of at least 650. You may use your own credit report that is less than 30 days old but a background check is still required. No evictions. No collections. We adhere strictly to HUD guidelines regarding criminal history. No smoking of any substance inside or outside of the home. Renters insurance is required. At least 2 years of consecutive positive rental history. We do not accept co-signers. Renters are responsible for all utilities including solar and that is a set 56.00 and landscaping duties. Up to 2 pets are considered with an additional 300.00 pet deposit.
