Lease terms

* Minimum lease term: *12 months *No smoking of any kind is permitted inside the property, basement, common areas, or anywhere on the premises. * Dogs may be allowed with prior landlord approval.** Breed, size, and number restrictions may apply. Additional pet fees or deposits may be required. Unauthorized pets are prohibited. * Tenant is responsible for payment of **all utilities including but not limited to electric, sewer, trash, internet, cable, and any other services connected to the property. * A security deposit is required before move-in. * Rent is due on the agreed-upon date each month. Late fees may apply to overdue payments. * Tenant must maintain the property in a clean and sanitary condition and promptly report maintenance issues. * No illegal activity is permitted on the premises. * Occupancy is limited to approved tenants listed on the lease. * Subletting or assignment of the lease is prohibited without written landlord approval. * Tenant is responsible for replacing light bulbs, smoke detector batteries, and maintaining general cleanliness. * Lawn care, snow removal, and other exterior maintenance responsibilities will be specified in the lease agreement. * Parking is limited to designated areas only. * Renter's insurance is strongly recommended and may be required. * Any alterations, painting, satellite dish installation, or modifications to the property require prior written approval from the landlord. * Lease violations may result in fees, notices to cure, or termination of the lease as permitted by law.
