Lease terms

Lease start date: September 1, 2026 -1 year lease required -Rent: $2,500/mo -NO security deposit -$800 non-refundable move-in/move-out fee due with 1st month's rent Features: -2bd/1ba, 1300 sq. ft. apt. -Newly remodeled kitchen with updated appliances -Central AC -1 garage parking space included -In-Unit laundry -Security camera's on property -A 10 min walk to the Garfield Park Conservatory and the Green Line! Rules: -NO DOGS ALLOWED! Cats negotiable depending on details and a monthly fee. -ABSOLUTELY NO SMOKING! -No grilling on the back porch! You can have a grill on the ground in the backyard. -Tenants will keep the unit tidy and clean at all times. -Tenants will notify landlord of any issues with the space immediately! Especially leaks or dangerous circumstances. -Tenants agree to care for the space, including floors, walls, appliances, light fixtures, windows/window blinds, counter spaces, etc. If something breaks due to mis-use or negligence the tenant will be responsible to pay for it's replacement! -Caution when parking your car in the garage to avoid hitting other vehicles. Any damage to other vehicles in the garage will be dealt with between tenants and is not the responsibility of the landlord. -Storage in common spaces including the garage is prohibited. -No satalite or other TV dishes/antenas may be installed on the property. -Use of the backyard is permitted but no permanent items such as chairs/tables, plants/pots, bikes, etc. may be stored there unless agreed upon with the landlord. -TENANTS ARE REQUIRED TO HAVE RENTERS INSURANCE AT ALL TIMES! Proof of active insurance must be provided prior to lease signing. Utilities: -Included: Water, Sewage, and Trash -NOT INCLUDED, Tenant covers: Electricity, Gas (Heat and Cooking), Internet. Financial/Application Requirements: -Monthly income of 3x rent price -Good credit score (no serious collections or delinquencies, new credit ok). Prefer above 700 -NO eviction history (must notify if there are records) -Criminal records need to be disclosed for application consideration -Proof of Renters Insurance is required prior to lease signing -NO upfront application fee -Zillow applications accepted -Proof of income/employment with application -Previous/current landlord & employer verification will be done -Photo ID required with application Please let us know if you're ok with all the requirements and are ready to start a lease on September 1st.
