Lease terms

This property is rented on a 12-month lease. Basic landscaping service is included. Electricity, water, sewer, internet, and renter's insurance are NOT included and are the tenant's responsibility. Water, Sewer, trash, and electricity are estimated at $90 - $120 per month depending on the time of year. Internet service is available through Cox or T-Mobile for approximately $40 - $50 a month, and renter's insurance is required. Pets are allowed. There is no fee for up to two cats. $250 pet fee applies for dogs (limit 1 - breed and size restrictions apply). - Move in available immediately. - Lease term of 12 months $450 redecoration fee covers the cost of minor paint repairs and cleaning upon move out. Students are welcome to apply, but a guarantor is required. Application requirements: - $45 application fee per occupant and guarantor(s) - 2.5x - 3x income-rent ratio (roommate and guarantor income can be used to qualify). - At least a 600 credit score (unique circumstances are considered). - No evictions within the last seven years. Foreclosures and bankruptcies are okay. - No convictions for felonies or crimes of mortal turpitude (fraud, theft, etc.) within the last seven years. - No unpaid collections to prior landlords or utility providers.
