Lease terms

1 Year lease required. Prospective tenant(s) to provide background check, rental history, driver's license and income verification through Zillow and landlord. Landlord/Prospective tenant must speak by phone prior to submitting application. No smoking permitted inside or outside property, including porches, driveways and stairs. 1 small/medium dog permitted (under 40 lbs) Dog details must be disclosed and approved as to breed, size and age. $300 non refundable pet fee. Liability insurance required for pets ($300,000) Upon lease termination, tenant must provide proof of professional cleaning for security deposit return to be considered. If lease extension is desired, landlord will walk through premises to determine if unit is kept in satisfactory condition prior to any lease renewal considerations. Space will permit 2 occupants only; no exceptions. No additional occupants will be permitted, short term or long term. No short term rental or subletting permitted Entire space has been freshly painted and no tenant painting will be permitted. Neutral colors throughout. No ceiling string lights or other ceiling fixtures permitted to be hung. Tenant responsible for all utilities and utilities must be active during entire lease period. Lawn care included. No boat or RV or other recreational vehicle parking. Non-refundable pet fee $300 for approved pets... one small dog permitted only; no cats or large dogs. Showings by appointment ONLY.
