Lease terms

$2,350/month rent, with a $2,350 security deposit. Tenant is responsible for all utilities. One pet may be permitted upon owner approval. An additional $300 pet deposit and $35 monthly pet rent will apply. The property has a fenced yard; however, tenants are solely responsible for ensuring the yard is safe and secure for their pet at all times. Absolutely no smoking or vaping inside the house. Rental Qualifications: Applicants must have a minimum net (take-home) monthly income of $4,700 and provide their two most recent months of pay stubs as proof of income. A minimum credit score of 650 is required. If multiple unrelated adults apply together, each applicant must independently satisfy the income, credit, and screening requirements. If you meet these qualifications, we will schedule a phone interview. Qualified applicants will be invited to an in-person tour. Tenant Responsibilities: All utilities, including trash, Xcel, Wi-Fi, and water Lawn mowing and weed control Snow removal from the driveway and sidewalk adjacent to the property Application Requirements: All prospective tenants age 18 or older must be listed on the lease and complete the application process. Each applicant must provide: A completed rental application Two months of most recent pay stubs A valid photo ID A completed credit and background screening through a designated screening service Applications will be evaluated based on completion of all required application materials and screening criteria, including: Income verification (net pay is at least $4700 per month plus utilities) Rental history Credit history and credit score (score of 650 or higher) Background screening results Applicable criminal history information, as permitted by law Approval decisions are based on the totality of the application and screening results. Additional Lease Requirements: Security deposit and all move-in funds due at lease signing Utilities must be transferred into tenant's name prior to move-in Proof of renter's insurance is required prior to occupancy Tenant must maintain renter's insurance with a minimum of $300,000 in liability coverage, with Owner/Property Manager listed as an Interested Party, throughout the lease term Portable Tenant Screening Reports (PTSR) In accordance with Colorado law, applicants may provide a Portable Tenant Screening Report (PTSR) that is no more than 30 days old. If an applicant provides a compliant PTSR, the landlord will not charge an additional application fee or screening fee to access or use the report. The landlord may request additional information as permitted by law to verify income, identity, rental history, and other application requirements. If approved, tenants must maintain renter's insurance meeting the landlord's minimum coverage requirements throughout the lease term.
