Renter is responsible for all utilities, landscaping upkeep, and HOA fines if applicable. Parking is allowed in the garage and driveway, dogs are okay (additional refundable $350 deposit required +$35/month rent), no smoking. Lease is for 1 year. RENTAL QUALIFICATION CRITERIA & APPLICATION PROCESS Thank you for your interest in our home. To provide a fair and consistent rental process, all applicants will be evaluated using the same published qualification criteria. APPLICATION & SHOWING PROCESS Prospective tenants must complete the full Zillow application and screening process before scheduling a private showing of the property. A complete application includes all information, documentation, credit/background screening, and authorizations required through Zillow. Applications will be considered in the order they are fully completed. Qualified applicants will be contacted to schedule a private showing. If the applicant wishes to proceed after viewing the property, the property will be offered to the first fully completed applicant who satisfies all published rental qualification criteria and successfully completes all required verification and screening. Submitting an application does not guarantee approval or guarantee that the property will remain available. INCOME REQUIREMENTS Applicants must demonstrate verifiable gross monthly household income of at least three (3) times the monthly rent. Acceptable documentation may include pay stubs, employment verification, tax documents, or other documentation of lawful and verifiable income. CREDIT REQUIREMENTS Each financially responsible applicant must have a minimum credit score of 650. Credit information will be obtained through the authorized tenant-screening process. RENTAL HISTORY Applicants must demonstrate three (3) years of positive rental history, including satisfactory payment history and compliance with prior lease obligations. Rental history may be verified with previous landlords or property managers. Applicants without three years of rental history due to prior homeownership or other circumstances may be evaluated using alternative, consistently applied qualification standards. OCCUPANCY Maximum occupancy for the property is four (4) residents, subject to applicable federal, state, and local fair-housing and occupancy requirements. CRIMINAL HISTORY Criminal history may be considered when relevant to legitimate health, safety, or property concerns. Certain drug-related criminal convictions may result in denial based on the nature and severity of the offense, the amount of time that has passed, and other relevant circumstances, consistent with applicable law. An arrest without a conviction will not, by itself, be treated as proof of criminal conduct.
