Lease terms

Lease Terms (4 Bedroom / 2 Bathroom Home) unfurnished Rent: $5,200 per month Security Deposit: $5,200 due upfront (refundable after move-out inspection, provided the home is returned clean and in good condition) Pet Deposit: $1,000 (non-refundable) Occupancy Occupancy is limited to 4 adult. No additional occupants without written approval. Late Fees Rent is due on the due date stated in the lease. Late fee applies after 5 days if rent has not been received. Yard & Exterior Tenant is responsible for basic yard maintenance, including cutting the grass and keeping the exterior tidy. Maintenance & Care Tenant agrees to maintain the home in a clean, orderly condition. Tenant is responsible for basic upkeep such as cleaning out vents and routine care. Repairs and maintenance issues must be submitted promptly when discovered. Move-Out Cleaning Tenant must schedule a professional cleaning at move-out. The home must be returned in clean condition consistent with the move-in checklist. Renter's Insurance Renter's insurance is required for the duration of the lease. Guests Guests are allowed, but tenant must notify the landlord about visitors/overnight guests. No long-term guests without approval. Subletting No subletting or assignment of the lease without written consent. Entry / Notice Landlord will provide 24-hour notice before entry (except in emergencies). Move-In / Move-Out Checklist A move-in/move-out condition checklist will be completed to document the home's condition and support deposit return.
