There is a separate studio 400sq ft on the back side in detached garage you can rent with or without if separated, $2200 for front main house and $1500 for back studio if rented together together $3300 for both and you can do Airbnb with studio. Check city or county with legality but I believe you can sub let your portion of home. There is a pet fee based on weight of your pet. Not all animals/ pets are allowed. Must have good 600+ credit, potential tenants must agree on background check, one time application fee will apply for each adult 50$ per person. No smoking allowed inside the house. There is covered carport, driveway for 2-3 cars and street parking also allowed per observation. Check city and county rules. Landlord takes care only front of the house lawn once a months. Tenants responsible for back and surrounding yard maintenance. Tenants are responsibilities for all utilities.
