Lease terms

Basic Lease Terms: Tenant shall pay rent on time and maintain the premises in a clean, safe, and sanitary condition. Tenant is responsible for all utility charges, including water, sewer, electricity, cable, internet, and any other services used during the tenancy unless otherwise agreed in writing. Smoking, vaping, and the use of any tobacco or cannabis products are strictly prohibited inside the dwelling and on the property. Only small enclosed pets, such as fish, birds, and turtles, are permitted with the Landlord's prior approval; cats, dogs, and other animals are not allowed unless required as a reasonable accommodation for a service animal or other assistance animal as provided by applicable law. Tenant shall not cause excessive noise, disturbances, illegal activity, or damage to the property and shall promptly report any maintenance issues to the Landlord. No alterations, subleasing, or additional occupants are permitted without the Landlord's written consent. Tenant shall comply with all applicable laws, and property regulations throughout the lease term. Upon termination of the lease, the premises shall be returned in substantially the same condition as received, ordinary wear and tear excepted.
