Lease terms

This is a 1-year fixed-term lease agreement. Upon the conclusion of the 12-month period, the lease may be eligible for renewal subject to mutual agreement and market adjustments. Utilities The tenant is responsible for the full cost of all utilities. This includes, but is not limited to: Electricity and Gas Water, Sewer, and Trash Collection Internet, Cable, and Phone services It is the tenant's responsibility to ensure all utility accounts are transferred into their name prior to the move-in date. HOA Compliance This property is located within a managed community. By signing the lease, the tenant agrees to strictly adhere to all Homeowners Association (HOA) rules and regulations. This includes policies regarding exterior decor, parking, noise ordinances, trash disposal, and the maintenance of shared community spaces. The tenant acknowledges that any fines or penalties levied against the property due to non-compliance with HOA rules will be the financial responsibility of the tenant. This property maintains a strict smoke-free environment. Smoking of any kind including but not limited to cigarettes, cigars, pipes, and electronic smoking devices (such as vapes) is strictly prohibited anywhere inside the house. Any evidence of smoking inside the premises will be considered a breach of the lease agreement and may result in charges for professional cleaning, odor remediation, and/or further action as permitted by the lease terms.
