Lease terms

Lease Term: This agreement is for a fixed 12 month lease, beginning on the agreed start date and ending 12 months thereafter. Renewal: At the end of the 12 month term, the lease may be renewed for an additional year upon mutual agreement. If either party chooses not to renew, written notice must be provided 60 days before the lease end date. Early Termination: Early termination is not permitted unless: Both parties agree in writing, or The tenant pays an early termination fee equal to two months. Monthly rent: $1,695 . Rent is due on the 1st of each month. Late fee applied after the 5th day: $50 or 10% of monthly rent (Virginia compliant). Securtiy Deposit One months rent. This will be returned within 45 days of move out. All utilities are included in the monthly rent: Electricity, water, gas, trash, sewer, and Wi Fi. Excessive or abusive usage may result in additional charges. Maximum occupancy: 1 2 adults. No subleasing or long term guests without written approval. Residential use only. No business operations, daycare, or commercial activity allowed. Landlord handles structural, electrical, plumbing, HVAC, and appliance repairs. Tenant must keep the unit clean, report issues promptly, and avoid damage Quiet hours: 10 PM 7 AM. No loud music, parties, or disruptive behavior. No smoking or vaping inside the unit or near entrances. Landlord may enter with 24 hour notice for repairs, inspections, or emergencies.
