Property Address: 577 GCR 8952 // Forest Drive Lease Term: 12+ months Start Date: April 1, 2025 End Date: TBD 1. Rent and Payment Monthly Rent: $3,400 Due Date: Rent is due on the 1st day of each month. Late Payment: A late fee of $190 may apply for payments received after the 5th of the month. 2. Included Utilities and Services The following are included in the base rent and will not incur additional fees: Electricity Heating Water Garbage / Recycling Internet Tenant is responsible for any other utilities, subscriptions, or services not listed above. 3. Security Deposit Amount: $3,400 (refundable, subject to standard deductions for damage beyond normal wear and tear). Pet Deposit (if applicable): $250 non-refundable. 4. Occupancy and Use The premises shall be occupied solely by the Tenant(s) listed on lease. The property shall be used only for residential purposes. No subletting or short-term rentals (e.g., Airbnb) are permitted without written consent from the Landlord. 5. Pets Pets are permitted. Tenant agrees to maintain the property in clean condition and be responsible for any pet-related damage or nuisance. 6. Maintenance and Repairs Tenant shall keep the property clean and in good condition. Landlord is responsible for normal maintenance and repairs unless caused by Tenant negligence or misuse. Tenant must promptly report any maintenance issues to Landlord. 7. Smoking and Noise Smoking is not permitted inside the property. Tenant agrees to maintain a reasonable noise level and comply with any neighborhood or HOA rules. 8. Entry and Inspection Landlord / property manager may enter the premises for inspection, repairs, or emergencies with at least 24-hour notice, except in urgent situations. 9. Termination This lease automatically ends on the agreed upon End Date unless renewed in writing. Tenant must provide 45-days written notice prior to vacating. The property must be returned in clean condition, with all keys returned. 10. Governing Law This agreement is governed by the laws of the State of Colorado.
