Lease terms

- Occupancy of the leased premises is limited to the person or persons whose names appear as renter on the lease. - Owner pays for water, renter is responsible for gas and electric - The payment of rent shall be due on the 1st day of each month. In the event that the rent is not paid by the 5th day of the month, the renter shall pay a charge of $10 per day for each day the rent remains unpaid commencing on the 5th day of each month. - Upon the termination of the lease, the premises shall be restored to substantially the same condition as existed on the date of initial occupancy subject to ordinary wear and tear. The stove and refrigerator shall be cleaned to the satisfaction of the owner. - No waterbeds or furniture containing water shall be permitted. The renter agrees not to operate a dishwasher on the premise as well. - The security deposit may not be used as payment of the last month of rent. - The renter shall not be obligated to replace or repair the carpeting, curtains, or draped presently installed in the premise. - The renter agrees to wash the windows in the premise, including the inside of the storm windows, at least once a year. - The renter shall immediately report to the owner any problems or malfunctions of the plumbing, electrical, or furnace system. The owner shall arrange for the repair of the systems as soon as possible at the renters expense. - The renter may perform certain painting subject to the following conditions: only latex paint shall be used by the renter, the renter shall use masking tape when painting
