Lease terms

Term of Lease: This agreement shall commence on the date of signing and terminate a calendar year after unless extended or terminated earlier according to the terms herein. Rent: The monthly rent is $2300, payable in advance on the 1st of each month. Security Deposit: A security deposit of $1200 is due upon signing this lease. This deposit will be returned within 60 days after the termination of the lease, less any deductions for damages, unpaid rent, or cleaning fees. Occupants: The premises shall be occupied only by the tenants on the lease agreement. Additional occupants may only be added with the landlord's written consent. Pets: Pets are allowed with the landlord's prior approval. A pet fee of $500 is required upon lease signing. No more than three animals. Use of Premises: The premises shall be used exclusively as a private residence and for no other purpose without landlord's prior written consent. Maintenance and Repairs: The tenant agrees to maintain the premises in a clean and sanitary condition and to promptly notify the landlord of any maintenance issues or repairs needed. Utilities: The tenant is responsible for payment of all utilities and services including electricity, gas, water, cable, and internet. No Smoking: Smoking is strictly prohibited inside the premises and within [distance, e.g., 25 feet] of any building on the property. Entry by Landlord: The landlord or landlord's agents may enter the premises at reasonable times for purposes of inspection, maintenance, or showing to prospective tenants or purchasers. Termination: Either party may terminate this lease upon 60 days' written notice to the other party. Governing Law: This lease shall be governed by and construed in accordance with the laws of Alabama. Additional Agreements: Any modifications to this lease must be in writing and signed by both parties. Signatures: Both tenant(s) and landlord(s) hereby acknowledge receipt and understanding of this lease agreement and agree to its terms.
