    UTILITIES. Tenant shall be responsible for arranging for and paying for all utility services required on the Premises. MAINTENANCE, REPAIR, AND RULES. Tenant will, at its sole expense, keep and maintain the Premises and appurtenances in good repair and sanitary condition during the term of this Florida Lease Agreement and any renewal thereof. Without limiting the generality of the foregoing, Tenant shall: A. Not obstruct the driveways, sidewalks, courts, entry ways, stairs and/or halls, which shall be used for the purposes of ingress and egress only; B. Keep all windows, glass, window coverings, doors, locks and hardware in good, clean order and repair; C. Not obstruct or cover the windows o rdoors; D. Not leave windows or doors in an open position during any inclement weather; E. Not hang any laundry, clothing, sheets, etc., from any window, rail, porch or balcony nor air or dry any of same within any yard area or space; F. Not cause or permit any locks or hooks to be placed upon any door or window without the prior written consent of Landlord; G. Keep all air conditioning filters clean and free from dirt; H. Absolutely no smoking of any kind shall be permitted indoors, by tenant or tenant's guests. A fee of $250 will be assessed if management or ownership is made aware of, or, by first hand account, encounters the smell of smoke indoors. I. Keep al appliances, lavatories, sinks, toilets, and all other water and plumbing apparatus in good order and repair and shall use same only for the purposes for which they were constructed. Tenant shall not allow any sweepings, rubbish, sand, rags, ashes or other substances to be thrown or deposited therein. Any damage to any such apparatus and the cost of clearing stopped plumbing or septic tank resulting from misuse shall be borne by Tenant: J. Tenant's family and guests shall at all times maintain order in the Premises and at all places on the Premises, and shall not make or permit any loud or improper noises, or otherwise disturb other residents; K. Keep all radios, television sets, stereos, phonographs, etc., turned down to a level of sound that does not annov or interfere with other residents: L. Deposit all trash, garbage, rubbish or refuse in the locations provided and shall not allow any trash, garbage, rubbish or refuse to be deposited or permitted to stand on the exterior of any building or within the common elements; M. No nuisance shall exist. Nuisances shall include noise complaints (by local authority or neighbors), unsightly items on the exterior ofthe home or on the property, or other actions or items causing reasonable annoyance to neighbors. Tenant acknowledges that Landlord may evict Tenant for permitting or contributing toward the existence of nuisances on the property regardless of the timely payment of rent. Tenant acknowledges this is a material inducement for Landlord to enter into this Agreement. N. No Barbeque in covered porch area, if applicable. O. No swing sets or playgrounds. No outside storage of boats, trailers, campers, unregistered vehicles, or other similar items. P. Where applicable, Tenant shall, at his/her expense, maintain the premises by watering, weeding, and overall conditioning the lawn, shrubs, trees and landscaping. If the lawn is higher than 4 inches and/or the flowerbed areas become infested with weeds, the Landlord may contract someone to mow the grass and/or remove the weeds. The Tenant will be obligated to pay for said service(s). Tenant will be held responsible for yard cleanliness, including keeping the yard clear of any trash/junk, cigarette butts or other smoking materials and clutter of any type. Only furniture specifically designed for outdoor use will be allowed to remain outside of the property. Tenant will keep front yards clear of bikes, toys or any other items.
