This spacious residence offers a clean, welcoming space with floral accents and ample room for family and friends. This entire home is yours to enjoy, featuring sleek, modern botanical vibes. All four bedrooms are located upstairs, offering plenty of space and privacy, with three of them boasting balcony access. The chef's kitchen is fully equipped for culinary adventures. Chef services are available upon request. Jet ski rentals are available nearby. For your convenience, there are 4 parking spaces available on the property, with the garage accommodating two vehicles and including an electric vehicle charger. The driveway allows for 2 additional vehicles parked outside. Pets are welcome with a $30 upfront fee per pet or $40 upfront fee for 2 pets, and a $30 fee per night for 1 pet or a $40 flat fee per night for 2 pets. A maximum of 2 pets per stay is allowed. Nestled perfectly in Victoria Park, this location is blocks away from a park, 5 to 10 minutes from Las Olas and the beach, and blocks away from a grocery store and Walgreens pharmacy for your convenience. At the intersection of NE 15th Ave and Sunrise Blvd, you'll find a Walgreens Pharmacy and Publix Grocery Store right across the street. Holiday Park is also just a few blocks away. Check-in time is 4 PM and check-out time is 11 AM. Fort Lauderdale city ordinance quiet hours are from 10 PM to 8 AM. There is no smoking inside the house, with a $1000 fine for violations. Please do not have the AC thermostat below 60 degrees as this can freeze the AC unit. Any guests who plan to use the BBQ grill are welcome to do so, but please only use it if you are familiar with propane gas grills. Before and after each use, please turn on and off the propane tank and/or the knob that shuts the gas off and on. Please turn on the vent fan while the grill is in use. In order to minimize a messy clean up, we ask that guests use foil and clean up the grill after use by using the grill cleaner formula provided and pouring out the drip pan. Fire extinguisher is located in the kitchen, under the sink. Any excess cleaning will result in additional cleaning fees. Homes in Fort Lauderdale will have copper sheets that are required for use and must be cleaned and not thrown away. If for any reason you break an item during your stay, please let us know immediately. We understand that accidents happen, but in order for us to fix or replace something for a future guest to enjoy, we will need to know that it is broken. We take inventory of every single item in the home when it is being cleaned, including linens, appliances, towels, and decorations. If anything is missing, this will result in a fee equal to the item's 150% replacement value. Please load the dishwasher or wash the dishes prior to checking out if you have used any dishes. You will find dishwasher capsules under the kitchen sink. Please do not put plastic dishes in the dishwasher as they will melt in the heat. All guests must abide by the City, State, Federal, and all other applicable laws and bylaws. Upon checking out, please make sure that our house looks reasonably neat, just like the way you found it. Make sure to collect all personal belongings. Check all closets, drawers, washer/dryer. We are not responsible for any items left behind. All areas of the property are for guest use unless there is a lock on it. Please do not tamper with any locks on the property unless we give our permission. All monitoring devices are not to be tampered with. This includes our cameras, noise detection devices, any previously plugged in devices that may be set with a timer for automation purposes, gateway plug-ins, and any of our locked storages/cabinets. Do not touch any pool equipment apart from the pool pump/spa blower. Any violation of the above rules can result in immediate termination of your stay without a refund as well as potential charges to reset, reprogram, or any repairs associated with the tampering of our items. We love to meet and greet all guests when possible. However, in today's world, we understand that most people would rather skip the pleasantries. Because of this, we offer self-check-in with a door code. Please keep in mind that we have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present an ID. As long as your guests can confirm trip details, they too can reach out to us with any questions and concerns. I give permission to the property manager to use a third-party to screen my identity and check criminal databases to confirm my reservation. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions. All guests shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc, shall cause termination of the agreement with no refund of stay or deposits. Must be 25 and up to rent. For security purposes, please upload a copy of your photo ID within 72 hours of booking (if booking in advance) or prior to entering the premises if you have a reservation starting soon to the AIRBNB chat. Please note if this is not provided we reserve the right to cancel the reservation with no refund. While we respect the privacy of our guests, we maintain that we have the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. We do this in the event that any guests are in violation of our house rules or in the event that we need to send out someone to tend to immediate home repairs. Should any guests violate any of the terms of this agreement, the reservation will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of their stay. The tenants shall vacate the premises at the expiration time and date of this agreement. There is no Cable TV, however we do have high-speed internet throughout the house and each TV is set up with the most common streaming apps. No refunds shall be given for outages, content, lack of content, or personal preference with regards to the Wifi. Feel free to use the laundry machines as needed. For your convenience, we have tide pods available for purchase at $1.92 each. Use as many as you need and we will charge you for each one used after checking out. Wash and dry a load of all used towels as well as kitchen linens such as mittens and kitchen towels prior to checking out. You will not be charged for the tide pods that are used for that load of towels. If you need to place the cleaned towels somewhere please use our laundry bins. Please leave all items and furniture in the same place you found them. Our cleaners are not movers and they will charge us additionally for this. The fees will be passed down to you. While linens and bath towels are included in the home, daily maid service is NOT included in your stay. We provide starters for toilet tissue, paper towels, dish soap, garbage bags, and laundry detergent. Should you need any additional items, please let us know and we will do our best to accommodate you. However, it is not a guarantee. Each home can allow up to two(2) adults per bedroom plus an added four(4) children under the age of 12. THERE ARE ONLY FOUR (4) PARKING SPACES AVAILABLE ON THE PROPERTY. The garage will fit two vehicles and comes with an electric vehicle charger. The garage door opener is not accessible on the outside, only on the inside. Our driveway will allow for 2 additional vehicles parked outside. Please DO NOT PARK on the grass, street, or on any neighbor's property. Even though it's a duplex, please only park on the driveway pertaining to your unit. We will not be responsible for any parking tickets, parking boots, or towed vehicles. We hope you come to enjoy our outdoor spaces as most of our units do have them! Please keep in mind, that a lot of our outdoor furniture are not under covered areas which means they are susceptible to normal wear and tear, bird and animal droppings, wildlife, rain, dust, dirt, pollen/leave stains, etc. The images portraying our patio furniture may differ in person because of this. It isn't an indication that the unit is unclean, but rather that our patio furniture has been weathered. By booking with us, you agree to these terms. YES! We have finally decided to allow pets into our home. There will be a $30 upfront fee per one pet or $40 upfront fee for 2 pets. There will also be a $30 fee per night rate for 1 pet and a $40 flat fee per night rate for 2 pets. We do not have a weight restriction or type of pet restriction. Maximum of 2 pets per stay. Should you bring more than 2 please reach out as depending on the situation we may be able to accommodate you. Please ensure that you are following all local, state, and federal laws pertaining to your pets. Please ensure that you clean up after your furry family members. We will apply an excessive cleaning fee to unreasonably dirty homes. We do have a designated "Potty Area" for your pets in the backyard patio. However, it is YOUR responsibility to pick up after your pets. Please ensure that your pets are never left unattended inside or outside of the home. This includes leaving pets unattended in enclosed patio areas. Please ensure that your pets are not creating a noise disturbance during your stay. If we receive more than 3 complaints, it may result in the termination of your reservation without a refund. Pets may NOT be on our beds, towels, bedding, sofas, or carpeted areas. An excessive cleaning fee will be applied if pet hair is found in these areas. Our cleaners charge us for this and so the fees will be passed along to you. Please make sure all PET FEES are paid PRIOR to your arrival or the entry code will not be given until it has been completed. All pets are to be leashed while outside at all times. Our pools get serviced weekly. If you or a previous guest overdoes it on the sun screen, you might start to see a film or foam start to form at the top of the pool. Additionally, there's a lot of trees above the pool area so it may get filled with tree debris rather quickly. We can always call our pool guy to come out sooner and service the pool, but please keep in mind, it's not guaranteed. Our spa is chemically balanced and chemicals are added as needed in between guests. We do drain the spa approximately every 2 weeks. Guests can set the temperature to their desired heat. Please keep in mind it can take 1 degree per hour to heat up and this varies upon temperature drops/changes. We cannot control what temperature the previous guests had it on. So please be sure to set it at your desired temperature immediately upon arrival as we will not provide refunds due to the temperature of the spa. By renting out this property you further acknowledge and agree that since this home is located in a residential area, there is a possibility for noise that is outside of our control which includes but is not limited to: construction, loud noises from others nearby, and local events on-going. There is a possibility that construction might also occur on or nearby our properties due to a last minute repair that needs to be tended to. No refunds will be provided should this occur. Strict No-Party Policy: This property is located in a quiet, residential neighborhood. Parties, events, and large gatherings of any kind are strictly prohibited. Any report or evidence of an unauthorized event will result in the immediate termination of the reservation and an automatic forfeiture of the remaining stay without a refund. Quiet Hours: 10:00 PM 8:00 AM daily. Noise Control: During quiet hours, music and loud conversation must be kept strictly inside the home. Use of the patio, balcony, or front entrance areas for loud activities during these hours is not permitted. Visitor Curfew: Any pre-approved additional visitors must vacate the premises by 12:00 AM. Compliance: Guests are responsible for adhering to all city-wide noise ordinances. Any fines issued by the city due to guest noise violations will be the responsibility of the guest. If you're staying in a home of ours with any of these devices, please assume that our devices are on at all times during your stay. You can find the location of our devices under "Guest Safety." Any and all recordings captured on our property remain our property. It is the guest's responsibility to immediately notify us of any issues that they incur during their stay so that repairs and or replacement may be promptly taken care of to the best of our ability. We are not responsible for any occurrences over which we have no immediate control. These inconveniences may be but are not limited to, the following : weather conditions, power outages, adverse weather or road conditions, or breakage of non-essential appliances, including, but not limited to, dishwasher, grill, pool heater, washer, and dryer. No rebate or discounts will be provided if there is a mechanical failure of any non-essential appliances, including but not limited to, the washer and dryer, pool heater, dishwasher, BBQ grill. When you leave the property and at night, please make sure all doors are locked and secured. Even though our home is in a safe neighborhood, we take the safety of our guests very seriously. Our security protocol includes 4 outdoor cameras and 2 sound level detection devices. The cameras are located in the following common areas: the entryway by the front door, the entryway of the side patio door, the side patio walkway, and the backyard pool area. The sound level detection devices are located downstairs in the kitchen area and outside in the patio area. Please note: These devices are on at all times with either video & audio capabilities or both and these are not meant to micro-manage our guests. We do not have time to monitor or watch your every move. It is solely there to monitor any suspicious activity that will trip the alarms and cause us concern. In which case, we will check on the safety of our guests immediately. Should we have to dispatch security to enforce, warn, evict, or for any other warranted reason to our residence at the time of your stay, we will pass along any fees associated with the dispatch to you. Fees passed along to you will still be your responsibility even if you end up being removed from our residence. There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or rocks & PLEASE CLOSE ALL DOORS) or outside of the home. Any burn marks on outdoor furniture or evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will cause for an automatic smoke remediation fee of $1000. Please login to use your own streaming accounts. Pins will not be given to guests to download apps and services. If you need assistance with this, we may be able to help you on a case by case basis. Part of being in Florida is understanding the sensitive nature of plumbing in a tropical environment. Pipes can clog easily and lots of homes are on septic systems. PLEASE DO NOT FLUSH PAPER TOWELS, TAMPONS, WIPES OF ANY SORT (NOT EVEN "FLUSHABLE" ONES), SANITARY NAPKINS, OR ANYTHING OTHER THAN TOILET PAPER. To ensure the property remains clean and sanitary, all guests must follow our trash and recycling guidelines. All loose items must be bagged and placed inside the provided outdoor waste bins, using the black bin for general trash and the blue bin for recycling. Please ensure all small cans have a bag liner before use (extra bags are under the kitchen sink) and transfer them to the outdoor receptacles once full, taking care not to overfill them. Locations for these bins vary by property, so please reach out if you have any trouble finding yours. As part of the checkout process, all trash must be bagged and removed from the unit; our standard cleaning fee does not cover the labor required to gather loose debris or haul away overflow. While we provide a professional trash valet twice weekly to maintain capacity, any excessive trash that does not fit inside the bins and requires us to haul it away will result in a $75 removal fee. Furthermore, any excessive waste or scattered mess requiring professional deep cleaning beyond a standard turnover will incur an additional $300 cleaning fee. We HIGHLY recommend that you purchase travel insurance. NO REFUNDS will be made under our strict cancellation policy. Florida can have hurricanes and severe weather. Unforeseen events can occur and we will not provide a refund under any circumstances. We maintain a strict No-Party and No-Gathering Policy. The maximum occupancy of this home is 10 guests. Only those included in the registered reservation are permitted on the property at any time. Unauthorized Occupant Fees: To ensure transparency and avoid undisclosed fees per Airbnb policy, please note that any individuals on-site exceeding the registered guest count are considered a violation of House Rules. The following tiered violation fees apply to cover the additional risk, wear, and insurance liability: Total occupancy of 11-15 people: $500 violation fee. Total occupancy of 1622 people: $800 violation fee. Enforcement: Discovery of unauthorized occupants is grounds for immediate termination of the reservation without a refund. If a violation occurs, the applicable fee is due immediately, regardless of whether the stay is allowed to continue. Any noise disturbance resulting in a neighbor complaint or city ordinance violation will be treated as a material breach of the rental agreement. There are no unauthorized guests allowed without our expressed consent. If previously disclosed that other people will be in our home, they are to leave by 12am. Please do not allow extra guests to sleep at the house unless it was previously agreed upon from us when you booked the rental. All overnight guests must be listed with the booking. Any unauthorized guests will result in a direct violation of our house rules, and we reserve the right to cancel the stay immediately without any refunds. Please be advised that at the first mention of any complaint, evidence of rule violation, noise disturbance, or any other unruly behavior will result in your FIRST & FINAL WARNING. If necessary, we will dispatch security (at your expense) to relay any warnings or the hosts will contact you directly. Please note that any costs associated with the dispatch of security will be charged to the guests. Upon the SECOND complaint, noise disturbance, or unruly behavior, your entire group will be asked to vacate the property as you are in direct violation of our house rules. Your group will have 30 minutes to an hour to gather your belongings and exit the premises. In this process, we may invoke the assistance of local law enforcement officers. Near the dining room table you will find what appears to look at first glance like an AC thermostat. This is actually the water heater temperature control for the entire home. This should be left at 140 degrees to allow for constant hot water. Some guests lower this assuming it controls the AC. This will result in cold water for you! So please let it at 140 degrees. You will be able to adjust the heat for the water in the showers and faucets. No refunds will be given due to the confusion. No, someone didn't forget to flush the toilet! The Fort Lauderdale water does have a yellow tint to it. Although the city has assured its residents that the water is safe to drink and that the yellow tint is simply a result of an organic material called TANNINS that's found in the underground water supply, we get that it still looks a little off putting. For this reason, we have a Brita Water Filter in the fridge, a smart fridge that offers purified water, and water bottles for your convenience. On Thursday, December 18, 2025 we have our annual mandatory city inspection for our vacation rentals. This will require either the property manager or host to enter the unit as well as all rooms along side a city official. The process takes approximately 5-15 minutes per unit. The host and or property manager will also need to gain access to the unit a day prior to evaluate the inspection ticket items. By booking this unit you acknowledge and agree to providing access and entry on both dates to be able to tackle the inspection process smoothly. No refunds will be provided due to this.
