Lease terms

This property is offered as an unfurnished, one-year lease. Prior to move-in, the required funds include the first month's rent, last month's rent, a refundable security deposit, and a lease processing fee. For lease terms of less than six (6) months and one (1) day, the rental amount is subject to a 13% Florida sales and tourist development tax, along with a $45.00 lease processing fee. Upon vacating the property, a $250.00 professional cleaning fee will be deducted from the tenant's security deposit. Any damages beyond normal wear and tear, unpaid rent, or other charges permitted under the lease and Florida law may result in additional deductions from the security deposit. Tenant is required to maintain renter's insurance throughout the entire lease term with a minimum of $100,000 in personal liability coverage. Proof of insurance must be provided prior to taking possession of the property and upon any lease renewal. Failure to maintain the required coverage shall constitute a violation of the lease agreement. All applicants are subject to credit, criminal background, income, and rental history verification. Lease approval is contingent upon satisfactory screening and compliance with all landlord requirements.
