RENTERS RESPONSIBILITY FOR THE FOLLOWING ITEMS: Renters Insurance is required Renter cover all Utilities (Hillsborough County Water-Sewer & Trash, Teco Electric & Gas). Renters must set up and put utilities in renters name to start before access will be allowed. Renters must change Bi-Monthly HVAC Filter.30x18x1 - 3 month Filters. (You must change this out every 2 months and date the filter and update Ecobee of doing so). Fines will be assessed if this is not done bi-monthly. There is a dry bar with a commercial Ice Machine. This ice machine will need to be cleaned approx. every 6 months to keep it working properly. We will provide the cleaning solution with a manual of cleaning instructions. This is required to keep it running and in good working order. If system is turned off for more than a couple days and or not used at all, it must be winterized and cleaned after turning power off. If we have to maintenance/clean it would be $50 fee to do so approx every 5-6 months pending usage. Renters must keep & fill with the approved salt as needed in the Water Softner System at all times! (Will be filled full initially). Usual average 1 bag per month pending water usage! This needs to be checked for levels every month. This holds around 4-5 bags of salt. Average usually every 3 months we place 3 bags inside filter container to bring it up to the top of the salt basin. (Fines will be assessed if this is not done regularly on at a quarterly basis and kept filled)! Renters need to make sure sprinkler system is active and running the 2 times per week as allowed and recommended at least 30 minutes per section/area/location - 6 locations on system! It's set up. If power goes out, this may reset and would need checked. With rules of the HOA, yard health is important-required. If the system is not running and working, you must report this to us immediately. (Fines will be assessed if this is not reported and kept running as needed to keep yard looking healthy)! Renters must Pressure wash driveway/walkway at least 1 time a year or as HOA requires. Renters are Responsible to maintain flowerbed pullling weeds and add mulch as needed & required by HOA per any notice request! Renters must keep yard clear of debris and clutter to allow lawn maintenance to be performed! Renters are required to cover any small maintenance/repair items under $100! Renters must inform owners of any repairs under or over $100 without delay! There will be a HOA application for any new renters/occupants that will need to be filled out for every individual that will reside in home full or part time and there will be assessment from the HOa of $50! This application must accompany the lease! As well each person needing a pool/parks/courts gate access pass card there is a $10 fee each card issued that you will need to paid to receive a card! OWNER WILL COVER: Current Price includes yard maintenance with cut/trim 1-2 times a month pending time of year & weather! Normal Monthly Pest Control spray/treatment outside and weed control bi-monthly and periodical inside as needed. Renter must sign a 1 year lease with first months rent and security deposit before keys will be provided! *Less than 12 months or longer contract allowed with different stipulations on a case by case basis! Renters are required to pay for and keep renters insurance accidental damage up to there own personal property and to include all appliances, items we left/provided in the home. You will need to provide us with copy of policy! (Must be approved by owners) NO SMOKING OR VAPING OF ANY KIND IN HOME OR NEAR ENTRY POINTS AT ANYTIME... PETS ARE ALLOWED ON CASE BY CASE APPROVAL (2 MAX Pets - $175 "PER PET" non-refundable deposit each pet - not included in monthly rent amount...) There could be a quarterly and or mid year inspection required with entrance into the home as needed with at least a 24 hour notice. End of Lease Moveout: Renters must clean entire home and have professional services clean carpet and have entire home professional deep cleaned. Owners must approve all cleaning services and final inspection! If there is damage to the home, renters are responsible for all cost & repairs by a professional contractor that must be approved by owner. Such repairs but not limited to paint, holes in walls, broken items, etc! Home must be brought back to and made better than what renters accepted it as!
