Lease terms

Duration of Lease: The lease is available on a 12-month term, with the possibility of renewal upon agreement by both parties. Fees and Deposits: A security deposit equivalent to one month's rent is required at the time of lease signing. A non-refundable cleaning fee of $350 is also required to cover professional cleaning services at the end of the lease term. Utilities: Please note that all utilities are the responsibility of the tenant. Electricity, water, gas, internet, and cable services are NOT included in the rent. Parking: Parking includes usage of a 1-car garage and 2 additional spots in the driveway. Overnight street parking is not permitted, but guest parking spots are available on a first-come, first-serve basis. Pet Policy: No animals are allowed on the premises. Smoking Policy: Smoking is strictly prohibited inside the house to ensure a clean and healthy environment. Maintenance Responsibilities: Tenants are responsible for routine maintenance such as replacing light bulbs, changing ac filters and smoke detector batteries, and keeping the premises clean and tidy. All landscaping under the eaves is the responsibility of the tenant. Any property not under the eves is considered community property and is maintained by the HOA. HOA application required. Major repairs and maintenance will be handled by the landlord, with prompt notification required from tenants for any issues. Early Termination Options: Tenant Initiated Termination: Tenants may terminate the lease early by providing 60 days written notice and paying an early termination fee equivalent to two months' rent. Landlord Initiated Termination: The landlord reserves the right to terminate the lease for breach of lease terms, including but not limited to, non-payment of rent, causing significant damage to the property, or violating the no-pet or no-smoking policies. Standard legal procedures will be followed to ensure both parties are fairly treated.
