Lease terms
1. Utilities Tenant shall be responsible for payment of all utilities associated with the property, including but not limited to electricity, water, sewer, trash service, cable, and internet. 2. Security Deposit A security deposit equal to one (1) month's rent is due at lease signing and will be held in accordance with applicable state laws. Deposit may be used toward unpaid rent, damages beyond normal wear and tear, or lease violations. 3. Landscaping Routine landscaping and lawn maintenance shall be provided by Landlord and is included in the monthly rent payment. 4. Pets Pets may be permitted only with prior Landlord approval. Tenant must comply with all applicable HOA rules and restrictions regarding pets. Tenant is responsible for any pet-related damages or HOA violations caused by pets. 5. HOA Compliance Tenant agrees to abide by all Homeowners Association (HOA) rules, regulations, and community guidelines during the lease term. Any fines or penalties resulting from Tenant violations shall be the responsibility of Tenant. 6. Early Lease Termination Tenant may terminate the lease early only by providing a minimum of 60 days written notice and paying an early termination fee equal to two (2) months' rent. Tenant remains responsible for the property until vacated and returned in acceptable condition. 7. Rent Payment & Late Fees Monthly rent is due on the date specified in the lease agreement. Rent not received within five (5) days of the due date will be subject to a late fee in the amount of $50. 8. Maintenance Responsibilities Tenant agrees to maintain the property in good condition, promptly report maintenance issues, and perform minor routine upkeep including changing HVAC filters and replacing smoke detector batteries as needed. 9. Renter's Insurance Tenant shall maintain renter's insurance coverage throughout the lease term and provide proof of coverage upon request. 10. Occupancy Only individuals listed on the lease agreement may occupy the property unless prior written approval is provided by Landlord. 11. Availability Date Property shall be available for occupancy beginning July 1, 2026.
