Tenant(s) is responsible to follow the property's non-smoking, non-curve side parking, no pets and HOA policies/ regulations as these elements are strictly prohibited. Any consequences derived from violating these policies/regulations are tenant responsibility. Tenant(s) is responsible to maintain the home in the same condition as it was issued upon move-in. Any damages other then roof leaks, core electrical shortages or equipment defect, plumbing issues like broken pipes due to normal wear and tear are Tenants responsibility. Basically, if tenant causes damage, it is their responsibility to cover the repairs. Tenants are to report the issue to landlord so the landlord can bring in a professional if necessary. The tenant should pay the cost of repairing the damage. The property is located within a private community. Therefore, an application and screening for approval by the HOA are required. All adult and minors occupying the home must be listed on the lease. Tenant is responsible to pay all application and screening fees directly to the HOA online using a debit or credit card. The application fee is $150.00 for all parties on the lease 18 years old and over. The screening fee is $150.00 for each adult listed on the lease. Further instructions are available to address any concerns. Tenant(s) is responsible for all utilities and landscaping of the home e.g., water, electricity, grass, trees & shrubs and mulch beds maintenance. Landscaping contractor will be managed by the landlord. Replacement of clubhouse key fob, mailbox keys and garage door opener remote fees are tenant's responsibility, if misplaced.
