Lease terms

Lease Duration: Preferred lease term: 12 months Month-to-month tenancy after initial lease term Rent & Fees: Monthly Rent: $2,350 Security Deposit: Equal to one month's rent Rent due on the 1st of each month Late fee applies if rent is not received after 10 days Utilities: Owner pays water service Tenant is responsible for Gas, Electricity, Trash service, and Internet Parking: One reserved on-site parking space included Additional vehicles must use street parking only Pets: One small dog allowed upon approval Monthly pet fee: $50 No cats permitted Tenant is responsible for any pet-related damage of excessive cleaning costs Smoking Policy: No smoking permitted anywhere inside the unit or on the property Washer & Dryer: Washer & Dryer are included for tenant convenience only Owner is not responsible for repair or replacement if appliances fail during tenancy HVAC/Mini Split Maintenance: Bedroom mini split HVAC filter must be cleaned/emptied by tenant at minimum every 3 months Tenant agrees to maintain unit in good operating condition and notify owner of any issues promptly General Policies: No subleasing or short-term rentals allowed Tenant must maintain premises in clean and sanitary condition Quiet enjoyment of neighbors and surrounding property is expected Renter's insurance is strongly recommended
