Lease Terms Unit 1 3 Bedroom | 2 Bathroom | First Floor Thank you for your interest in renting this beautifully maintained 3-bedroom, 2-bathroom first-floor apartment. To ensure a comfortable, safe, and enjoyable living environment for all residents, the following lease terms apply. Lease Term This property is offered with a 12-month lease. The lease begins on the agreed move-in date and ends 12 months later. Lease Renewal At the end of the initial lease term, the lease may be renewed for an additional one-year term upon mutual written agreement between the landlord and tenant. Renewal is subject to the tenant remaining in good standing, including timely rent payments, compliance with all lease terms, and maintaining the property in satisfactory condition. Any changes to rent or lease terms will be provided in writing before the renewal date. Security Deposit A security deposit equal to one month's rent is required prior to move-in. The deposit will be refunded in accordance with California law, less any lawful deductions for unpaid rent or damages beyond normal wear and tear. Rent Payments Rent is due on the 1st day of each month. Late payments may be subject to late fees as outlined in the lease agreement. Utilities The tenant is responsible for all electricity, gas, and trash services. Any additional utilities or services not specifically included are the responsibility of the tenant unless otherwise stated in the lease. Occupancy The apartment is intended only for the individuals listed on the lease agreement. Additional occupants require prior written approval from the landlord. Smoking Policy This is a 100% smoke-free property. Smoking or vaping of any kind is prohibited inside the apartment and throughout the property. Pet Policy No pets are permitted unless approved in writing by the landlord. Guest Policy Guests are welcome for short visits. Extended stays of more than 14 consecutive days or more than 14 days within any 12-month period require prior written approval from the landlord. Parking Assigned parking is available for residents. Vehicles must be registered with management and parked only in designated parking spaces. Maintenance Tenants are responsible for maintaining the apartment in a clean and sanitary condition and must promptly report any maintenance or repair issues. Alterations or modifications to the property are not permitted without written consent from the landlord. Prohibited Activities Illegal activities, excessive noise, property damage, or behavior that disturbs other residents are strictly prohibited and may result in termination of the lease. Renter's Insurance Renter's insurance is strongly recommended to protect the tenant's personal belongings and provide liability coverage. Move-In Condition The apartment will be professionally cleaned and inspected prior to move-in. The tenant agrees to return the property in substantially the same condition, excluding normal wear and tear. We are committed to providing a clean, safe, and well-maintained community.
